TENANCY FEE'S

Holding Deposit – 1 Weeks Rent

Deposit – 5 Weeks Rent 

Late Rent Default fee - Daily charge of interest set in line with the current Bank of England's base rate +3% once 14 days in arrears.

Loss/Replacement of Keys/Security device - Up to £50.00.

Tenancy Amendments (at Tenants request) - £50.00.

Early Termination Fee - £240.00.

Pet Clause Addition - £50.00

Damages during Tenancy – At cost.

Breaches in Tenancy – At cost.

We do not offer an out-of-hours emergency service.

 

If the issue meets the Category 1 criteria please read below - An emergency is determined as an issue that requires immediate attention (Category 1) as it may cause danger to life or damage to the property. Emergency issues: Burst pipe, gas leak or security issue.

 

Category 1 - Immediate danger: 

    Fire - Call the Fire Service 999

    Gas Leak - Call the National Gas Emergency Service 0800 111 999

    Electrical safety - Call a 24 hour electrician service (retain all invoices/receipts)

    Break-in - Call 999

    Property not secure - Call a 24 hour locksmith service (retain all invoices/receipts)

    Burst pipe - (Exterior) Call Anglian Water 03457 145 145.  (Interior) Call a 24 hour plumbing service (retain all invoices/receipts)

 

Category 2 - Urgent repair: Report during office hours (9:30am-3:30pm Mon-Fri) or via the Report Maintenance Issue Tab:

    A minor leak from pipework or the roof

    Loss of heating / Hot Water

    Oven/Hob failure

 

Category 3 - Non-Urgent:      All other maintenance issues Please report using the Report Maintenance tab or email info@lotushomesltd.co.uk
